Meeting:
Tuesday, January 31, 2012, from 5:00 to 7:00 p.m., in the Daniel Island School multi-purpose room, located at 2365 Daniel Island Drive, Charleston, SC 29492 on Daniel Island. The meeting will have a drop-in format, with displays for viewing. A formal presentation will not be given during this time. Parking will be available in the northern lot beside the school on Barfield Street which is adjacent to the Berkeley County Library.

In the future, if an official Public Hearing is held, a formal presentation will be given during the meeting and citizens will have the opportunity to make formal, verbal comments immediately following.

Purpose:
To provide information and solicit feedback from area residents concerning the proposed widening of Clements Ferry Road, beginning at I-526 and ending at S-8-119 (Jack Primus Road). Another purpose of the meeting will be to gather information from the public or any interested organization, on historic or cultural resources in the area. Engineering, Right-of-way and Environmental personnel from the South Carolina Department of Transportation (SCDOT) and Berkeley County will be available to answer questions.

This major road improvement project is being funded through the Berkeley County One Percent Sales and Use Tax funds.

Crime/Theft Warning

Although this is not an HOA matter, we thought it was important to inform you of some thefts and vandalism that were reported in the above Communities. It was reported that in The Peninsula, a rock was thrown into and shattered the back window of a vehicle. There was also a report that one vehicle had its tires slashed. In Island Club II, it was reported that an item was taken from an unlocked storage area and additionally, there were some landscape items taken from various backyards.

As a friendly reminder, please make sure to lock all doors and windows to your home and/or storage areas. Please also do the same with your vehicles, as often times, thieves will target unlocked cars. If you or anyone you know sees anyone suspicious in the neighborhood, please call the police immediately to report the matter.

2012 Assessment Payment Options

Just as a reminder, you can pay your assessment in several ways: 1) Detach the bottom portion of your coupon and mail your payment to the bank’s lockbox at Post Office Box 912, Columbia, SC 29202; 2) Go online to www.cmgcharleston.com and select “online payments.” You will need your account number noted on your statement for this option if you have not already setup your account. Please keep in mind that payments made online on Saturday or Sunday or after 5pm will reflect on the following business day; or 3) Download the form from our website and set-up ACH for automatic draft of your assessment. Please remember that if you have your payments set up on ACH through Community Management Group, you need to be aware that any outstanding balance will be debited from your account.

Please remember that assessments are due on the first (1st) of each month, and considered late after the thirtieth (30th) of each month.

Your 2012 coupon booklet has been ordered and you should receive it in time to pay your January assessment. If for any reason you do not receive your booklet by the end of December, please notify us immediately.

Trash Can Labeling

We are happy to announce that our maintenance team will be coming through the Community over the next two weeks to stencil any trash cans that are missing numbers and/or letters so that they are clearly identifiable for each unit. If your trash can or your neighbor’s is missing any of their markings, please let us know so we can add them to our list.

Community Yard Sale

As a friendly reminder, The Peninsula will be holding its annual Community Yard Sale on Saturday, September 24th from 8am to 1pm.

The Goodwill has arranged to have one of their trucks come through the neighborhood at 1:15pm to pick-up any unwanted or unsold goods from this yard sale. All they ask is that you leave any items you wish to donate on the curb and to hang a balloon on your mailbox so the Goodwill drivers can identify your belongings as donations. Please note that the Goodwill will not be able to go inside any residence to gather items. The drivers will also leave donation receipts for these items so you can keep these for your records. If you have any questions or concerns regarding this collection by the Goodwill, please be home at 1:15pm and keep an eye out for the Goodwill truck so you can speak with the driver directly.

Hurricane Irene

We would like to report that we are undertaking storm damage mitigation measures for Irene. The priorities include securing amenities and common areas from possible projectiles that could damage property or cause injury.

In preparation for the possible impact of Hurricane Irene, it is important to remember to bring in any objects that can blow away, including garbage cans, lawn furniture, garden tools, grills, plants, etc. and anchor any large objects that cannot be brought inside. The stores will be busy and some necessary items may be sold out if you wait too long.

Should there be an evacuation, our staff members are equipped with priority clearance passes and we will be touring communities as soon as a return is authorized. Our vendors are all prepared and on standby to remove obstructions and debris from access roads and secondarily from common areas. Insurance carriers have confirmed their commitment to appraise damage. Our Emergency numbers will be posted on our website as well.

Alligator Removal

We would like to inform you that we have been given approval by The Peninsula Board to have the alligator in the Island Club pond removed. Coyote Awareness

We have received a report from a fellow homeowner that they have seen coyotes crossing over from Island Club II into The Peninsula townhomes. As a precautionary measure, we would like to advise all residents and their guests to beware of these vicious animals. They are night hunters and will go after anything. They like small animals, deer, etc, so please keep a close eye on your pets.

As a sidenote, DNR has authorized hunters to shoot coyotes to protect the deer population along with other game. Unfortunately, The Peninsula and Island Club II are within City limits so discharging a fire arm is illegal.

Terminte Bond

The Association has decided to go with Titan Pest Control for the Association's termite bond. As a result, each building will need to be re-inspected. These inspections will take place on Tuesday, July 19th and continue throughout the week. Alligator in Pond and Alligator FAQ

The Association has received reports of an alligator in the Community’s pond. The Department of Natural Resources no longer is involved with alligators except to issue permits to HOAs for their removal. There is no “move” or “relocate.” They simply authorize the HOA to have them destroyed. Your HOA would then hire a licensed company who does that as quietly as possible…

Alligators are only a hazard to people and pets when they've lost their natural fear of humans after being fed by humans – often by workmen and kids. Alligators LOVE marshmallows, food wrappers and lunch scraps...

As one recent example, we had a report from a concerned owner who reported an aggressive animal to us seen through binoculars sunning on the pond bank. Clearly this animal was not up in her yard at the time nor exhibiting aggressive behavior.

The licensed “trapper” that the Association uses from Gator Getters will approach the animal to determine from much experience whether it exhibits signs of having been fed or otherwise accustomed to humans and represents an unusual danger. He has tested this gator in the pond and has determined it is non-aggressive. Currently, it is mating season for gators and he has stated that this gator will most likely move on to another area shortly, in search of a female. There are perhaps thousands in the area and they do move around, primarily over ground, though there is a frequent (and incorrect) assumption that they move through storm culverts. On the contrary, they do not often enter them because they cannot turn around nor move well backwards.

We have seen that shortly after removal, another animal will move into a vacant pond to take its place. They were here for millions of years before people and most locals have a certain sentiment for them… When owners call with similar encounters or concerns we ask that they carefully consider whether this animal was really stalking a pet (or whatever the concern) and represents an unusual threat for being acclimated to humans as a source of food, or was just “walking around” or sunning before they call for its head. If you feel that a particular animal is a threat worthy of destruction, please let us know and we’ll elevate the request for removal to the Association Board and we will move quickly.

Community Pressure Washing

We are happy to announce that the Community will be conducting its annual pressure washing in the next few weeks. Notices will go out to all homeowners and their tenants to notify you of the date of your condo's pressure washing. As always, we ask that you bring all items on the exterior of your home (yard items, decorations, pots, etc) in during pressure washing and make sure all windows and doors are fully closed and locked.

Pool Opening

The Peninsula Community Association pools opened on April 1st. As a friendly reminder, we must ask that you please abide by the following rules, in addition to the posted pool rules: 1) Please do not prop the gate open; 2) Please do not bring any glass into the pool enclosure; 3) All members must arrive at the pool with a valid keycard for access (this is to protect all homeowners and the Community). If someone tells you they "forgot" their keycard or "lost" it, please refer them to our CMG office at (843) 795-8484 ext. 330, as they may not be a member of The Peninsula or they may be past-due on their Assessments; 4) If your pool keycard has been lost or stolen, please contact our office to obtain a replacement. The replacement fee is $50.00 and payments should be made payable to "The Peninsula." Please remember that only one keycard is allowed per property.

Mole Problems

We have received several complaints from homeonwers regarding moles throughout the Community. We would like you to know that we are actively working on this issue. Unfortunately, there is no guaranteed method to get rid of these pests, especially in a complex this size. We have baited the area and applied a deterrent which will hopefully help. However, they may just move to another area. The next step is to have a pest control company come out and set traps, but we are not at that point just yet.

Controlled Burns at Cain Hoy Plantation

Sabine & Waters, Inc has been hired by Cain Hoy Plantation to perform prescribed burning on the Plantation, which is adjacent to The Peninsula. The owners of Cain Hoy have asked Sabine & Waters to notify residents that surround Cain Hoy and may be affected by these burns.

Sabine has stated that an integral part of the long-term Forest Management Plan that they have developed for the property includes a proactive prescribed burning regime. They believe prescribed burning is critical to maintaining a healthy forst and provides a number of additional benefits, not the least of which is reducing the risk of potentially damaging wildfire.

Roof Leak Reminder

Pond Sitting Areas

We are happy to announce that Bartlett Tree Services will be coming out on property next month to treat and fertilize the landscaped sitting areas around the pond to keep everything healthy and maintained. We are happy to announce that the 2010 Island Club II Annual Meeting will be held on Tuesday, August 17th at 6:00 pm at the Beresford Creek Landing Clubhouse. You should have received your Annual Meeting mailing last week. We ask that you please review the documents provided and send back your completed proxy to our Community Management Group office as soon as possible.

On a separate note, we would like to remind you to keep the drain lines clear to your HVAC systems. We suggest a wet-vac method on the lines, or the consistent use of bleach tabs in the “P-trap.” Consistent maintenance of your unit will not only help prolong its life, but help protect you from mold and damage related to these clogs.

Alligator in Pond

We have received reports of a large alligator in the small pond at Island Club II. We contacted Gator Getters, who specializes in alligators and their removal, and asked them to come out and assess this gator. After several tests, Gator Getters determined that the alligator was not aggressive towards humans and they did not recommend it for removal. We must understand that alligators are a natural part of the Lowcountry and when non-aggressive, then can peacefully co-exist with humans. That said, at this time, the alligator will not be removed from the pond.

Storage

As a friendly reminder, we ask that you do not store items in the front of your unit. Trashcans should be stored in the back of the unit or behind a privacy screen. It may be placed out on the curb on trash day or the night before, but must be collected the same day and stored once pick-up has occurred. You will be cited if your trash can is in front of your unit any other day but trash day.

Garbage, miscellaneous items, toys, bikes, etc should also be stored at the back of your unit and should not be visible from the street. Furthermore, boats and trailers are not allowed to be stored at the Community. Instead, they must be stored at an offsite storage facility.

Parking

The Scoop on Poop

Door to Door Solicitors

Due to the recent string of calls we have received regarding door-to-door solicitors, we would like to provide you with the following tips:

Door to Door Solicitors
Charleston residents are reminded to be aware of door-to-door sales people, particularly “magazine sales”. Usually the concerns about these individuals are property / financial-crime related, but the possibility of a physical assault should not be ignored.

Tips:
1. Post a NO SOLICITING sign on your front door, and maybe another in the yard. (One at the front of the neighborhood is not enforceable)
2. DO NOT Open the door to ANY strangers
3. If someone claims to be from a utility or law enforcement, Request to see ID (through window) and look for an official vehicle.
4. If they are “selling” anything, know that it is perfectly fine to tell them you are not interested, to please leave.
5. If you are interested, request to see their Peddler’s Permit from the City of Charleston (again through the window - see info below).

Know that solicitors are probably breaking the law if they do any of these:
1) Knock IN SPITE of a NO SOLICITING sign
2) Do Not have a City Peddler’s Permit with them(and their company is tohave a Business Permit)
3) Tell you the magazine sale can be donated to be delivered to a charity(like the Boys & Girls club, etc)
4) If they use ANY High Pressure or Intimidation or will not leave

What to do:
Call the City of Charleston Police and give a description of the subject andtheir direction of travel, so an officer can interview them. (Ask to speak to the officer so he can get more details). If they are operating within the law, you'll be advised. If not, they will be dealt with accordingly.

Pool Opening

National Association of Letter Carriers Food Drive

Many of you may be aware about the National Association of Letter Carriers Food Drive that happens every year on Mother’s Day weekend. All of the food that is collected (last year it was 100,000 pounds) comes to the Lowcountry Food Bank. All homeowners have to do is leave a bag of food at, in, or by their mailbox and the letter carrier picks it up and brings it back to the local post office.

Trash Day Change

Dog Waste Clean-Up

Happy Thanksgiving & Holiday Safety Tips

Now that Thanksgiving is here and as the Christmas season approaches, the Charleston Police Department has asked us to assure you and your neighbors that they are taking measures to combat and prevent the normal increase in criminal activity which occurs this time each year. They also wish to stress the importance of citizens doing their part to protect themselves by not presenting opportunity-criminals with the chance to ruin your holiday. Additional officers will be on high-visibility patrol around shopping areas, banks, and the like. They will also be available to provide bank escorts for businesses that request them.

Particular problems this time of year are theft from automobiles and residential burglaries. These are the most preventable crimes. If citizens remove the opportunity, the crime is less likely to occur. Here are some tips to protect your home and property:

At Home:
• Make sure to keep doors and windows locked.
• Turn on outside lights at night.
• Report persons or vehicles roaming your neighborhood, day or night so police may check them. They may be simply looking at Christmas lights, or they may be “casing” houses to burglarize.
• Place your tree where the gifts will be less visible from outside. Thieves like window-shopping through your windows.
• After Christmas, don’t put the empty boxes out on the curb. This makes it easy for burglars to decide which houses to burglarize (ie: new computers, TVs, electronics, video games…). Break down boxes and put them in the trash, making sure to save all paperwork. Also remember many electronic devices require original boxes for warranty repair.
• Immediately make an inventory listing the model and serial numbers of new items (and old ones if you haven’t already) and engrave personal markings on them (example: “SCDL 1234567”- using your driver’s license number helps police get recovered stolen items back to the owner).

If Leaving Home:
• Make it look like you are still there.
• Timers on exterior lights, interior lights, and TVs will help make it look like you are home. Don’t leave an answering machine message saying you are gone, in fact turning it off would be better.
• Double check all doors and windows, including second floor and basement. The doors should have dead-bolts; key locks for windows are also available.
• Have the neighbor pick up mail, papers, and ads, put out your trash can, and park in your driveway. Give them emergency and cell numbers to reach you.
• Call the police department to request a periodic residence check (“Keep-A-Check”) while you are away. (CPD Dispatch 577-7434)
• When you return, look around outside first. If you see any evidence of a break-in, do not go inside. Go to a neighbor’s house and call police. The burglars could still be inside.

Community Yard Sale

With Halloween just around the corner, we would like to take this opportunity to bring you these Halloween Tips:

Tips for Trick or Treaters

Home parties are great. They avoid a lot of potential problems. If you do go out follow these guidelines:

Costumes
· Wear light-colored costumes or reflectors and comfortable shoes
· Make sure kids can see out of masks, widen holes if necessary or wear makeup instead
· Make sure costumes are short enough not to be tripped over, including gowns, capes, boots, tails, etc.
· Discourage costumes with "weapons" to avoid accidental play-fight injuries

At Home
· Turn on Porch Lights only if you are expecting Trick-or Treaters
· Check your yard for hazards and remove them. Don't assume children will always use the sidewalk

Walking
· Plan your route and a time children should be home
· Stay in well lit places.
· Travel in groups- there’s safety in numbers.
· Go up one side of the street, and back down the other rather than cris-crossing. Every street crossing has a potential for tragedy
· Have children use a buddy system so no one gets lost
· Have adults accompany smaller children
· Stay within your own neighborhood - avoid strange places.
· Use a flashlight
· Wait to get home to eat any candy
· Do not accept rides with strangers
· Do not go into houses - wait on the porch
· Report any suspicious activity immediately
· Report any lost child immediately

Once home
· Have parents to examine candy before children eat it.
· Eat only pre-packaged candy.

U.S. Air Force Performance

On Friday, October 2, 2009 at 3:50 p.m. the United States Air Force will perform a low level fly-over of the Citadel Parade Grounds. A C-17 and a B-25 will fly at low levels over James Island, West Ashley and peninsula Charleston.

Citizens shouldn’t be concerned about this event. This information was provided to the Charleston Police Department by the USAF Public Affairs Office.

Crime Watch

Community Management Group has recently received reports of a burglary occurring in the neighborhood. As always, we like to keep you abreast of these issues so that you are aware and can take the appropriate measures to protect your home. We would like to take this opportunity to remind you of some precautions you can take to limit crime at your property:

1) Always keep your car windows up and make sure that your car doors are locked when not in use. While people may not try to break into your home, they may do a “scope” of the Community and break-in to any cars that are left open. They will take anything of value, so do not leave valuables in your car.
2) Please make sure that you do not leave your garage door open unless you are entering or exiting. An open garage is an easy target for a burglary, as a person can go in, take what they want, and leave with ease.
3) Lastly, please keep all doors and windows to your home locked at all times, even if you are home. A burglar may enter at any time.

We would like to reiterate that these items are police matters and as such, you should call the police immediately should you ever witness or become the victim of a crime. For further questions or details on this matter, please contact the Charleston Police Department at (843) 577-7434.

Saftety Warning for Children

Just a little piece of information I wanted to pass on to you, as I have received requests from concerned parents at the Community to do so. There was a recent incident in Mt. Pleasant where an ice cream vendor allegedly yelled at a child to get in the vehicle with him. Luckily, the boy did not and he is safe because of it.That being said, we wanted to make you aware of this matter as it was of great concern to us, and also provides an important lesson: please talk to your children about not accepting rides from strangers no matter what.

Towing Enforcement

Over the past few months, the Association has experienced an influx in illegal parking in the common areas. This includes, but is not limited to, such areas as the grass and the center median islands along Island Club Drive.

Effective immediately, Island Club II will be employing a towing service to remove any vehicles that are parked illegally on Community property. We ask that you please refrain from parking in these illegal areas in the future, to avoid having your vehicle towed.

As a reminder, vehicles will be towed at the owner’s expense.

Trash Can Storage

Just as a friendly reminder, please make sure you bring your trash cans in after service on trash day and store them in a location that is not visible from the street.

Trash day is Thursday, so if your trash can is seen out any other day (Fri-Wed), it will be cited by our enforcement department.

In order to help with enforcement of this issue, and to make sure these cans can be identified by Suburban Disposal, we will be working on having all cans marked according to address. We hope to complete this project by September 2009.

Account Options Expanded

As you were informed in June, the Association is now banking with NBSC. To help make this transition as seemless as possible for homeowners, we have added a few more features.

For exmaple, online payment options and community web pages have been expanded and improved. The many enhancements include the ability to review your account in real time, multiple payment scheduling options and even the ability to review and download your direct communications from the Association in PDF format.

Illegal Parking

As you know, CMG conducts routine inspections of the Community every week. We have noticed a significant rise in the parking of vehicles illegally on common area property, as well as people abandoning their vehicles at the Community

If you ever notice a vehicle that is illegally parked, or notice an abandoned vehicle, please contact our office. We are working with the police to enforce these items.

Soccer Club- Cainhoy Athletic

Have you heard about the new soccer club opening up in the fall about 5 minutes from Clements Ferry Road? This is a community based youth nonprofit soccer club named Cainhoy Athletic that is targeting local children aged 4 - 13. The new soccer complex (standing on 7 acres) is on Cainhoy Road opposite Nucor Steel, about a mile from Cainhoy Elementary/MIddle school and will include several youth soccer fields, parking, and a clubhouse that includes a snackbar, restrooms, parents lounge, and even a youth gym. Registration is now open and you can find out more about the goals, mission, and location on their website which is www.cainhoyathletic.com. The club is an official partner of the Charleston Battery and their coaching staff is experienced and ready to make our Cainhoy peninsula a player in the lowcountry youth soccer scene, and develop an organization that will stand strong and represent our small community with distinction.

Yard Sale/Annual Meeting

We are happy to announce that the joint Community Yard Sale between Island Club II and the Peninsula was a success. The Association will be looking into holding another Community Yard Sale in the Fall.

We would also like to report that the Island Club II 2009 Annual Meeting was held on Thursday, June 18th at Beresford Creek Landing. Quorum was established and draft meeting minutes are available by request by emailing nkearney@cmgcharleston.com.

Community Yard Sale

Watering/Landscaping

Just a friendly reminder on watering/landscaping:

Now that the warm weather is upon us, lawns and plants will require more water than the occasional rains will provide. We ask you to please continue to water these areas as needed, since there is no irrigation in place.

The Association's landscaper, Yard Art, will continue to mow/maintain these areas as part of your regime fee. As always, if you experience any problems with the landscaping, please notify our office immediately so we may address this issue on your behalf.

Trash Can Storage

Over the past few months we have received numerous complaints from homeowners about their neighbors leaving their trash can on the curb for extended periods of time.

In an effort to help curb this problem, the Association will be looking into the possibility of having all garbage cans at Island Club II marked by unit number. While this is just a preliminary idea, it has met with great success at some of our other Associations.

We appreciate your patience while we research this option and encourage any other suggestions you may have to help alleviate this problem. As a friendly reminder, we would like to reiterate that except on trash day, trash cans must either be screened from view or kept inside.

Palmetto Tree Replacement

In the past few weeks, our office has received calls from homeowners concerned about the palmetto trees in their front yard. If your palmetto tree has died and you wish to have it replaced, the Association will do so on the condition that you sign a waiver with Island Club II.

Spring is upon us . . .

As Spring approaches and the weather gets warmer, homeowners will take walks and enjoy the grounds of the Community more often. We ask you to pay particular attention in these walks to the area around the pond. Island Club II has installed a lovely arbor of trees at the Island Club Drive entrance to the pond. This will provide a shaded retreat in the summer sun to sit and enjoy the pond and its creatures.

For those of you who will be walking your dogs in the glorious weather, we ask that you please be courteous to your neighbors and take advantage of the pet waste stations that are located throughout the Community. Pet waste brings with it health concerns, not to mention a very unpleasant odor in the warmer weather, so for your safety and that of your neighbors, we ask that you please do your part to clean-up after your pets.
